Role Overview
ESR is seeking a driven and analytical Associate / Senior Associate with minimum 4 years of investment experience to join the ESR Data Centre Team. Reporting to the Managing Director, Investments, the candidate will independently evaluate data centre investment opportunities, conduct in-depth financial modelling, and prepare high-quality investment papers as well as ad-hoc analysis to support strategic decision making by ESR senior management.
Key Responsibilities
Investment Evaluation
Independently assess potential data centre investment opportunities across various geographies
Financial Modelling
Develop and maintain sophisticated financial models to analyze deal-level economics, sensitivity scenarios, and return metrics (e.g., IRR, equity multiple, cash-on-cash)
Investment Papers
Draft clear and compelling investment memos and presentations for internal investment committees and senior leadership, outlining the strategic rationale, risks, and recommendations.
Market Research & Analysis
Conduct macro and micro-level market research, competitive benchmarking, and due diligence to inform underwriting assumptions and investment strategy
Due Diligence Coordination
Liaise with brokers, partners, legal counsel, and other external advisors to facilitate deal execution
Ad-hoc Analysis
Provide on-demand analytical support to senior management, including portfolio reviews, hold/sell analysis, and performance tracking
Qualifications & Experience
Minimum of 4 years’ experience working in data centres investment, real estate investment, or similar role

The ability to work semi-autonomously, delivering well considered output with minimal continuous review and refinement by management

Clearly and effectively communicating deliverables with the capability to engage in thoughtful robust debate as required
