Job Description

Turner & Townsend is seeking an experienced Senior Schedule Manager to support our key client's North America data center portfolio across the full project lifecycle, from pre-lease through preconstruction and into construction.

As a Senior Schedule Manager, you will own schedule oversight for assigned sites from early pre-lease due diligence through lease execution, preconstruction baseline development, and into construction, where you will support the on-site Project Manager with ongoing schedule management, forecasting, and recovery planning. You will work closely with the pre-lease senior project manager during the due diligence phase, then with the pre-con SPM during the lease-to-construction handoff, and with on-site delivery teams once construction is underway, providing continuity of schedule knowledge across a phase of the project where ownership and teams typically change hands. You will play a critical role in tracking contractual milestone dates, integrating schedules across trades, and surfacing schedule risk before it becomes a delivery issue.

You will embody Turner & Townsend's commitment to excellence while helping deliver best-in-class consulting services to leading developers, investors, and hyperscale clients throughout the United States.

Responsibilities

Lead schedule oversight for assigned data center sites across the full lifecycle: pre-lease due diligence, lease execution, preconstruction baseline development, and construction, maintaining continuity as projects move between teams.

Review and track lease-defined contractual dates, including EFA/FA/RFS, associated penalties and grace periods, lease-defined acceleration incentives, and power delivery and ramp dates, escalating schedule risk proactively.

Develop and maintain the integrated project schedule, including baseline schedule development, critical-path tracking, and labor curve alignment.

Conduct due diligence schedule reviews during pre-lease, including benchmarking proposed schedules against comparable sister projects and flagging unrealistic or inconsistent milestone assumptions ahead of lease finalization.

Develop and maintain the baseline schedule during preconstruction, in coordination with the Senior Project Manager, and transition schedule ownership cleanly into construction.

Support the on-site Project Manager during construction with ongoing schedule management, including progress tracking, forward look-ahead schedules, and recovery plan development when milestones are at risk.

Review, evaluate, and incorporate schedule impacts from change orders, ensuring they are fully documented and benchmarked against comparable sites.

Maintain schedule benchmarking data across the portfolio to support consistent evaluation of milestone durations, trade sequencing, and labor curves across sites.

Prepare executive-level schedule reporting, including milestone status, critical-path risk, variance summaries, and recovery plans, for client and internal leadership review.

Partner with the Senior Cost Manager and Senior Project Manager to ensure schedule, cost, and scope remain aligned throughout the project lifecycle.

Support the ongoing development of standardized schedule tracking artifacts and benchmarking tools to improve consistency and visibility across the program.

SOX control responsibilities may be part of this role, which are to be adhered to where applicable.

Qualifications

Bachelor’s degree in construction management, civil engineering, or applicable bachelor’s degree and or equivalent experience.

Minimum 5-7 years of relevant project management experience.

Strong organizational and management skills – the ability to work effectively and collaboratively with the broader team.

Effective presentation skills.

Proficiency in Excel, Word, PowerPoint, Outlook, Procore, and construction project management tools.

Excellent communication skills.
