Role Overview
We are looking for a proactive and commercially driven professional to lead data
center site identification, real estate acquisition, and deal closure. The role
will involve scouting suitable properties and land parcels, evaluating their
feasibility for data center development, engaging with property owners and real
estate stakeholders, and negotiating commercial terms to secure the right
locations for Neysa’s infrastructure expansion.
Key Responsibilities
* Site Identification & Acquisition: Identify and scout suitable land parcels,
commercial properties, and real estate opportunities for data center
development.
* Real Estate Due Diligence: Evaluate potential sites based on location, land
availability, zoning regulations, land title, accessibility, and development
feasibility.
* Infrastructure Feasibility: Coordinate with internal data center engineering
and infrastructure teams to assess power availability, fiber connectivity,
water availability, access roads, and other critical site requirements.
* Stakeholder Management: Build and maintain relationships with landowners,
property developers, real estate brokers, consultants, government
authorities, and other relevant stakeholders.
* Commercial Negotiations: Lead negotiations on pricing, lease terms, land
acquisition, and other commercial aspects to secure favorable deals for the
company.
* Deal Closure: Drive the end-to-end transaction process, from initial scouting
and site evaluation through negotiations, documentation, approvals, and
closure.
* Market Research: Track real estate market trends, emerging data center hubs,
property valuations, and new site opportunities.
* Cross-functional Collaboration: Work closely with engineering, legal,
finance, procurement, and leadership teams to ensure timely and compliant
site acquisition.
* Pipeline Management: Maintain a structured pipeline of prospective sites,
track deal progress, and provide regular updates on acquisition opportunities
and closure timelines.
Desired Skills & Experience
* Experience in real estate acquisition, land procurement, site development,
commercial real estate, or industrial property transactions.
* Exposure to data centers, industrial parks, hyperscale infrastructure,
telecom infrastructure, or large-scale infrastructure projects would be an
advantage.
* Strong negotiation, stakeholder management, and relationship-building skills.
* Understanding of property documentation, land title verification, zoning,
land-use regulations, and real estate due diligence.
* Commercial acumen with the ability to evaluate property costs, transaction
structures, and deal viability.
* Strong coordination and project management skills, with the ability to drive
multiple opportunities simultaneously.
* Excellent communication, presentation, and analytical skills.
Key Success Measures
* Identification of qualified and technically feasible data center sites.
* Successful negotiation and closure of land or property acquisition/lease
deals.
* Cost-effective real estate transactions aligned with business requirements.
* Timely completion of site due diligence and acquisition milestones.
* Development of a strong pipeline of future data center site opportunities.
